The cost of staging is ALWAYS less than your first price reduction!

Consultation

Consultations are the backbone of any staging plan! Once Everyone of our clients starts with this step. This can be a stand alone service (Silver Level) or you can have us return when you are ready.

After the consultation you will have a clear plan of how and where to get started. Oftentimes, this is when folks decide they would like us to come back for further assistance.

*Cost:
$350 for the first two hours, which generally covers houses up to 3,500 square feet. Larger homes may take more time. Additional hours are available for $150/hr.

Photo Prep

We return to put the finishing touches in place just before your marketing photos are taken. Realtors love us because stronger marketing photos strengthen your market position!

*Cost:
starting at $200—$250/hr, depending on how many stagers are required
minimum 1 hour session, available to clients who have completed the work from their consultation.

Occupied Staging

Consultations often result in painting, pre-packing of personal items and the removal of excess furniture. Once this homework is completed, our team will return and “shop” your house searching for just the right piece of artwork or other accessory needed to properly Stage each room. This is a great budget saver as we can be very creative in using what you already have.

On the outside chance additional items are needed, (i.e. greenery, pillows, art) we can make the final list so these critical items are available for our photo prep just before marketing photos are taken. The smallest of details are taken into consideration as we finalize each room. While a pillow tag or untucked sheet isn’t the end of the world when your home is toured it’s amazing how these small missed details can “pop” off the screen in a photo. Poof! Your house is ready for its close up!

Price varies depending on total number of team members needed to complete the Staging in one day

 



		

Color Consultations

Need a helping hand when selecting paint colors? We can help! There are so many things to take into consideration when selecting just the right paint color; cabinets, carpeting, wood floor stain, and so much more! Whether selecting the right “builder beige” for selling (by the way, there ARE other colors for selling…let us show you!) or the perfect shade of periwinkle for your guest room we are here to help!

*Cost:
$200 for a one hour session

$175 each additional hour

Staged to Live

Love the “less is more” philosophy of Home Staging but not selling your place? That is how Staged to Live was born! Home sellers who became homebuyers were asking for help with their new homes. We will create a furniture placement plan, select paint colors, light fixtures, as well as provide guidance as you turn your new house into your new home. Another perk? We know great places to shop as you search for just the right thing for your new place.

$350/first 2 Hours*

2 Hours of Power**

The name says it all! Created especially for homes that have previously been on the market this service is for savvy sellers who understand the importance of shaking things up before re-entering the marketplace. Two experienced Home Stagers will markedly change the way your house presents in the all important marketing photos. We focus on the public spaces and master suite first, then the secondary rooms if time allows. Think about it…if you simply repost old photos that obviously didn’t catch the homebuyers’ eyes the first time how can you expect different results? Our goal is to have you photo ready at the end of our session!

$499/2 Hours

$200/each add’l Hour+ (Additional time may be needed for homes over 3500 square feet. We’re fast but, hey, we want to do it well!)

We have a talented co-op of professional Stagers in the area wonderfully equipped to stage any vacant home. Call us and we’ll get you set up with just the right one! Each one of these fine professionals are insured, experienced and effective!

Builder Selections Division
